Kanal, Marla, Feet and Sarsai: the units, simply explained

Land in Pakistan is measured in Kanal and Marla, not acres. One Kanal is 20 Marla, and one Marla is 272 square feet in most areas (272.25 to be exact). Some older settlements still use 225 square feet per Marla, which is why this calculator lets you pick either value in Settings. A Sarsai is one ninth of a Marla, about 30.25 square feet, and it still shows up in older records, so there is a dedicated Sarsai mode for those figures.

Once you know the chain, converting is just multiplication. Two Kanal is 40 Marla, which is 10,880 square feet at the 272 rate. The calculator does this instantly and shows the running total in Kanal, Marla and Feet plus the square-foot equivalent underneath.

Adding and subtracting land areas

Property math rarely involves a single number. You buy 1 Kanal 10 Marla, sell half a Kanal, then add another 5 Marla plot. Doing that by hand means carrying remainders across three units, which is exactly where mistakes happen. Enter each area, press Calculate, and the tool keeps a running total with a history list showing every addition and subtraction.

Tick the Subtract box before pressing Calculate to take an area off the total instead of adding it. The total never goes below zero, and Reset clears everything to start over.

Splitting a share between people

The Person share tab answers the inheritance question: what does each person get? Enter the total area, then the share as a fraction. One third of 2 Kanal 10 Marla becomes 16 Marla 181.33 Feet at the 272 rate, shown back in all three units so nobody has to convert anything.

This is the step people usually get wrong with mental math, because dividing mixed units by a fraction is genuinely awkward. Let the calculator carry the remainders.

Estimating the Intaqal transfer fee

The Intaqal tab estimates the property transfer fee from three parts: the Zillah fee, the CVT and the Intaqal fee itself, each as a percentage of the property value. The default rates are editable placeholders, not official figures. Enter the rates your tehsil currently charges and the tool breaks down each fee plus the total in rupees.

Treat the result as a planning number, not a final bill. Fee schedules change, and only your tehsil office or Patwari can confirm the current rates.

Frequently asked questions

How many square feet are in one Marla?

In most areas one Marla is 272 square feet (272.25 exact). Some older settlements use 225 square feet per Marla. This calculator lets you pick either value in Settings, and Sarsai mode treats one Marla as 9 Sarsai.

What is a Sarsai?

A Sarsai is one ninth of a Marla, about 30.25 square feet. It still appears in older land records, so the calculator has a dedicated Sarsai mode for working with those figures directly.

How do I split land between heirs or partners?

Open the Person share tab, enter the total area, then enter the share as a fraction, for example 1 over 3. The calculator converts it back into Kanal, Marla and Feet instantly.

Is the Intaqal fee shown here the final amount I will pay?

No. The Zillah, CVT and Intaqal rates in the fee tab are editable placeholders. Always confirm the current rates at your tehsil before relying on the figure.

Is my data stored anywhere?

No. Every calculation runs in your browser and nothing is uploaded. Your unit settings are saved only in your own browser's local storage.
